What an EICR report looks like

Here is a sample Electrical Installation Condition Report, so you know what you’ll get. The property, readings and findings are made up for illustration — we never publish a real customer’s report.

Overall assessment

One observation is coded C2, so the installation is unsatisfactory until it is put right. A landlord must have the work done within 28 days of the inspection (or sooner if the report says so), then send written confirmation, with the report, to the tenant and the council within 28 days of the work being finished.

Observations

  1. 1 No main protective bonding to the incoming gas pipework. Bonding keeps metal pipes at the same voltage as the earth, so a fault can’t make them dangerous to touch. Potentially dangerous — urgent remedial work needed. C2
  2. 2 Socket-outlet circuit has no 30 mA RCD (additional protection). Current rules call for RCD protection on sockets. Not dangerous as installed, but improvement is recommended. C3
  3. 3 Consumer unit enclosure is not made of non-combustible material. Newer boards must be non-combustible. No sign of damage, so improvement is recommended rather than required. C3

What’s in a real EICR

A full report follows the model form in BS 7671, the UK wiring regulations. It runs to several pages and includes:

  • Details of the installation — who asked for the report, why, and the property it covers.
  • Extent and limitations — what was inspected and tested, and anything that couldn’t be (for example, circuits behind fixed furniture).
  • Summary and overall assessment — satisfactory or unsatisfactory.
  • Observations — each problem found, with its code: C1, C2, C3 or FI.
  • Supply and earthing details — the type of supply, the main switch and the earthing and bonding arrangements.
  • Inspection schedule — a checklist of everything that was looked at.
  • Schedule of test results — the readings for every circuit: continuity, insulation resistance, polarity, earth fault loop impedance and RCD trip times.

Satisfactory or unsatisfactory?

The overall result is unsatisfactory if there is any C1 (danger present) or C2 (potentially dangerous). C3s are recommendations and don’t make a report fail. On the latest report forms (BS 7671 Amendment 4, 2026) an FI — further investigation — is advisory too; older-format reports count an FI as unsatisfactory.

Questions about the report

What do C1, C2, C3 and FI mean?
C1 means danger present — immediate action is needed. C2 means potentially dangerous — urgent remedial work is required. C3 means improvement recommended — it does not fail the report. FI means something needs further investigation. Any C1 or C2 makes the report unsatisfactory; on the latest report forms FI is advisory, while older-format reports also count an FI as unsatisfactory.
What happens if my EICR is unsatisfactory?
Any C1 or C2 observation makes the report unsatisfactory (on older-format reports, an FI does too). We explain each item and quote for the remedial work — you are free to use any qualified electrician. For rented homes the work, and any further investigation the report asks for, must be done within 28 days (or sooner if the report says so), and you need written confirmation of the work for your tenants and the council.
How do I get my report?
We email your EICR as a PDF once it has been completed and checked. If anything needs fixing, the report and our quote explain what, why and how urgently. Keep the PDF somewhere safe: landlords must give copies to their tenants and may need to send one to the council.
