1. About these terms
These terms apply when you book an inspection or other service with EICR London Pro, a trading name of Baharash Electrical Contractor Ltd (company number 15526897, registered in England and Wales; registered office Suite 112, First Floor Boundary House, Boston Road, London, W7 2QE). “We” and “us” means Baharash Electrical Contractor Ltd. “You” means the person who books the service.
If you are a consumer, you have legal rights in relation to services that are not carried out with reasonable care and skill. Nothing in these terms affects those rights.
2. What an EICR is — and isn’t
- An Electrical Installation Condition Report (EICR) is an inspection and test of the fixed electrical installation — the consumer unit (fuse board), wiring, sockets, switches, light fittings and the circuits to fixed equipment — carried out to BS 7671, the UK wiring regulations.
- The report records the condition of the installation on the day. It is not a guarantee about its future condition.
- Some parts may not be inspected — for example wiring hidden in walls or under floors, or anything we can’t safely reach or switch off. We record any limitations in the report.
- An EICR does not include testing portable appliances (PAT testing) or doing repairs unless you book those too.
3. Prices
- Prices on our website include VAT at the current rate. We show the price without VAT alongside.
- The price is based on the details you give us about the property. If the property turns out to be materially different — for example it has more consumer units — we will tell you the new price before we start, and you can choose not to go ahead, free of charge.
- Where a price is shown as “confirmed on booking”, we agree it with you before anything is arranged.
- Remedial work is always quoted separately. You don’t have to accept it.
4. Booking
A booking made on our website is a request, not a confirmed appointment. Our contract with you starts when we confirm your booking — usually by phone, followed by an email confirming the date, time window and price.
5. Access and preparing for the visit
To let us do the job properly and safely, please:
- make sure we can reach the consumer unit and every room, and that someone will be there to let us in — you, your tenant or your agent;
- tell anyone living there that the power will be off for short periods;
- tell us about anything that must stay powered — for example medical equipment, alarms, freezers or servers;
- tell us about any known hazards, such as asbestos, and keep pets away from the work area.
If we can’t get in at the agreed time, we will contact you to rearrange.
6. On the day
If we find something immediately dangerous (a C1 observation), we will tell you straight away and, with your agreement, make it safe — usually by switching off the affected circuit. We will explain what it means before we leave.
7. Your report
We email your report to you as a PDF. Please keep it safe: landlords must give copies to their tenants and may need to show it to the council.
8. Remedial work
If the report finds problems, we will give you a separate written quote. You are free to use any qualified electrician for the work.
9. Paying
We confirm the price and how to pay when we confirm your booking.
10. Your right to cancel
If you are a consumer and booked with us online or by phone, you can cancel within 14 days of the day we confirm your booking, without giving a reason.
- How to cancel: tell us clearly — by email to [email protected], by phone on 07301 010244 or by post to our registered office. You can use the model cancellation form below, but you don’t have to.
- Refunds: if you cancel within the 14 days, we will refund anything you have paid within 14 days of you telling us.
- If you want the work done sooner: if you ask us to carry out the inspection within the 14 days and then cancel, you will pay a fair amount for the work done up to when you told us. If you have asked us to start within the 14 days and acknowledged that you will lose your right to cancel once the work is complete, you can no longer cancel after we have finished.

11. Changing or cancelling after 14 days
If you need to change or cancel an appointment, please let us know as soon as you can so we can offer the slot to someone else.
12. Our responsibility to you
- We will carry out our work with reasonable care and skill.
- We are responsible for loss or damage you suffer that is a foreseeable result of us breaking these terms or failing to use reasonable care and skill. We are not responsible for loss or damage that is not foreseeable.
- Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit.
- Our work is covered by £5 million public liability insurance.
13. Business customers
If you book for a business, the consumer cancellation rights in section 10 don’t apply to you.

15. General
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. The version of these terms that applies to your booking is the one on this page when we confirm it.
