Bromley homes and what an EICR covers
Bromley is London's largest borough by area, at 59 square miles, and over half of it is open countryside, much of it Green Belt. Most of its homes are houses. At the 2021 Census, 30% of households lived in a semi-detached house, 21% in a terraced house and 18% in a detached one, and more than two-thirds of households owned their home. Suburbs such as Petts Wood were planned in the late 1920s and early 1930s as garden suburbs with generous plots.
Bigger houses usually mean bigger installations. An EICR in a large home can involve more than one consumer unit, circuits added for extensions and loft conversions over several decades, and supplies to garages, garden offices, outdoor sockets, garden lighting and pond pumps. Each circuit is tested, and the report records whether it has RCD protection, the safety switch that cuts the power in a fault. Outdoor cables and fittings face the weather, so they get a close look.
Homes in the borough's villages and open countryside may be supplied by overhead lines and rely on their own earth rod (a "TT" earthing system). The electrician tests the rod as part of the inspection, because how well it works can change with the ground around it.
Letting a property in Bromley
Fewer than one household in five rents privately. Every private landlord in England must have the installation inspected and tested at least every five years by a qualified person, and give tenants a copy within 28 days. Fix anything coded C1 or C2, and any further investigation the report asks for, within 28 days, or sooner if the report says so. Councils can fine landlords up to £40,000.
Bromley runs only mandatory HMO licensing, for homes shared by five or more people from two or more households. Its adopted HMO standards say every HMO must have a current, satisfactory EICR no more than five years old.
